Having moved to Guilford Lake Estates in November 2023 from a similar setting in Florida called The Great Outdoors (TGO), a gated community, I had certain expectations. I anticipated a similar lifestyle and amenities. However, one of the most unexpected aspects of living at Guilford Lake Estates became apparent in the spring when the weather improved and the sound of lawnmowers, weed whackers, and power washers filled the air.
A general week or two of sprucing up is to be expected in any community. But now, as July approaches, it seems there is not a single day without the hum of gas-powered machines somewhere in the park.
At TGO, our $330 monthly HOA fee included lawn service. A crew of workers would come down the street once a week with a trailer full of mowers and weed whackers, efficiently taking care of 20-30 lawns in just a few hours. The noise and commotion were confined to that single day, and they even made sure to blow the grass off the sidewalks and driveways afterward. The beauty of every home receiving the same attention, such as sidewalk and driveway edging, made for a very pretty, manicured park.
In contrast, at Guilford Lake Estates, I cannot recall a single day without the sound of some gas-powered machine. Recently, I set up my RV at a seasonal site in a resort and spent five days there without hearing a mower or any other machine. However, upon returning to Guilford, I was not surprised to hear a power washer running across the street on my first day back. Notably, this place costs me $20 more per month than TGO.
I understand that the expectations of an HOA, such as TGO, where our monthly fee also covered cable, internet, and daily trash pickup, are not realistic for a renter-based park such as Guilford Lake Estates. However, I must admit that if I had to make the decision again, I would think twice.
